
This year is already flying by! The first quarter is now officially over and the markets are back to near their all-time highs after the large drop in December.
Below is a summary of my activity for the quarter:
Purchases:

Dividends (1st QTR ’19): $4902
Jan. – $1971

I earned $4902 in dividends for the quarter up from $4,227 the last quarter of 2018. This is a 16% increase from the previous quarter! This is just my second time to surpass $4k/quarter. I’m planning to break $5k/quarter by the last quarter of this year. My yearly NVS dividend came a month early so next quarter might be around the same amount.

Forward 12-month Dividends:
Forward 12-month dividends are the total amount of dividends I’m expecting to received over the next 12 months.
My expected forward 12-month dividends at the end of March 2019 were just over $19,000 which is up from $18,039 last September. My new goal is $21,000 in forward dividend income by the end of the year.

Dividend Increases:
I’ve had 5 companies raise their dividends since the beginning of the year. Two companies I own have frozen their dividend since last year so I don’t expect an increase from CVS or HBI. Both companies recently issued debt to purchase another business and I’ll be watching these companies to see if they are paying it down fast enough.

2019 Goals (in progress):
- Reach 600k in market value for my DG portfolio
- Reach $21,000 in forward 12-month dividends
- Earn $20,000 in dividend income
- Increase Net Worth to 1.1 M
- Buy
twothree rental properties - Reach total forward passive income of $45,000
- Improve golf game to a 10 handicap average
- Write at least 1 article a week.

Rental Real Estate:
I currently own 5 rental properties , rental #5 was purchased in December, and all are currently leased. In fact I had rental #5 leased the day after closing, with deposit and first month rent checks in hand. That’s a new record for me. My goal is to buy three more rentals this year, I think that’s a tall order. After tax time I’ll be building up cash for 1 or 2 purchases in the summer.
All properties are leased but I had to evict a tenant in the commercial mixed-use space that was living upstairs in March. She was two months behind on rent. Luckily the tenant that’s currently running the restaurant has agreed to lease the space from me. He pays direct deposit so I’m much happier having him as a tenant.

Options:
I’ve had a lot of options activity. You can follow all my updates from my Options label. I just recently posted an update in March.
Net Worth:
I just broke through the $1,000,000 net worth mark! I’ll be posting about that soon. This is up from $933k last fall. My goal is 1.1 million net worth by the end of the year.

Looking Ahead:
It’s going to be challenging hitting some of my goals, namely the 3 rental property purchases along with a portfolio value of 600k. This depends a lot on the markets. I have a larger tax bill this year and I’m going to significantly slow down purchases of stocks until the second half of the year.
On the real estate front, I have all 5 properties leased. I do have two leases expiring in the next few months so I’ll be getting on top of that to get a renewal or post a “for rent” sign. Rates have come down since my last purchase in December and I’ll be looking for a new purchase soon.
